Basements and crawl spaces
Over the last few years, there have been concerns about moisture and groundwater in basements and crawl spaces at Longmeadow. After finding success in the work CT Basement Systems has done (from unit owner feedback), the board unanimously agreed to use them as our vendor to fix these issues permanently. We have also added Jack Oliveira & Sons to our list of contractors. Oliveira is primarily used to hand-dig patios and for basement work not done by Connecticut Basement Systems.
Tree work
Management, at the request of the unit owners and board, have performed multiple walkthroughs of the complex with an arborist to begin evaluating the trees and coming up with a plan for tree maintenance. The board reviewed the first proposal and approved the work, which was completed in late June. Management and the arborist have been back on-site several times since then to provide additional proposals for tree maintenance. These proposals are being reviewed, and the costs will be worked into the upcoming budget. An additional tree has been removed behind 92 Salem Walk. The board and management are aware that the trees need maintenance. Please be patient while the board develops the best plan to move forward. If there are any concerns of trees causing danger (i.e., a fallen tree), please contact management via phone call.
Power washing
In the spring, the association will complete another phase of power washing. The board has proposed a $10,000 line item to continue this work. This year several buildings on Salem Walk, Greenwich Way and Jackson Drive were done. The association hopes to get the buildings on a biannual washing cycle; however, this may take a few seasons to achieve. All units being power washed will receive a notice before the work takes place.
Patios
The association will continue to address the patios that need to be replaced in the spring. We have found a contractor who has given a great price for this work. The board hopes to complete at least six of these patios then. The patios will continue to be monitored for replacements and, if finances allow, we may complete another wave of replacements in the late summer.
Landscape plan
One of the first things noted by the board & CPE during the initial transition was the overgrown landscaping throughout the complex. Many of these plantings are too large to be trimmed back and must be removed; this is a major undertaking that will require extensive funding. Bushes have been trimmed this year by Milford Quality Landscaping to keep them as tidy as possible.
The board and management are working on a plan to best move forward on this work. This topic will continue to be discussed at board meetings, and we urge all unit owners to attend. We will release more information as this plan develops.
Governing document revisions
Attorney Chas Ryan is working on the governing document revisions. Once the board has reviewed the drafts, the documents will be sent to the community for a vote – along with a meeting with the unit owners to answer any questions or concerns. The board will use this time to hear your feedback and work with the attorney to revise the drafts. The governing document revision is not a process to rush. We will keep the community updated as we move this process forward.
